This unit is the typical Bonnaire - like all 02 and
05 units. There are some negatives - let's discuss them right up front: This unit is largely original, with diagonal square tile in all areas except the bedrooms, which have wall to wall carpeting that most buyers will want to replace. The bathrooms and kitchen look like they did in 2007. You can use them forever, but if you want an updated decor, you may want to remodel. That's your choice. The AC is original - yes, from original construction in 2007. You may want to replace it, but it is running strong, and our HVAC guy said we should run it until it stops rather than replacing it pre-emptively. On the positive side: The unit is equipped with a newer water heater and a top line Aquasana water treatment unit. You'll want water treatment living in Cape Coral. The windows have wooden plantation shutters. All smoke detectors were replaced this year. Floor 3 - really the fifth floor when you consider we have two levels of garages, P1 and P2 beneath us - is the first level that has great views of the river beyond the palm trees. This unit has one of the very few - only two per building - extended two car garages, about 6 feet wider than most. The garage is very close to the elevator so that a trip to the garage is not much further than doing so in a single family home. Condos on the third floor are fitted with IMPACT rated glass doors and windows. They shoot a projectile like 2 by 4 out of a special cannon to test them. Units higher in these buildings are only fitted with wind rated glass. We stayed here and watched both hurricanes Irma and Ian from the comfort of our home. You could barely hear the storm outside when winds were at category 4. We had no damage at all. Speaking of noise, you can't hear the music from High Tides from the lower units in building 2. The clubhouse blocks it, unlike units in building 1. The furnishings are negotiable. We're flexible and eager to see that you get what you want and need... Are you buying a second home, where you need to totally furnish it before you can use it? We can leave basic furnishings so you can use it the moment we close a deal.
