There are 15 or 20 condos for sale at Tarpon Landings at any given time.  With the exception of penthouses, they are all similar in size, and identical in terms of amenities.  Whatever you pay for your condo, you get the same incredible pools, all three of them, clubhouse, tennis courts, bocce, tiki hut, and everything you read about in the hyped up listings.

Read those fancy listings, and you’ll have a great idea what these condos offer.

Read this listing, and you’ll realize that other than the penthouses, these fabulous condos can be broken down into three types. 

The 01 and 06 units are end units with lots of glass, beautiful views into your neighbor’s condo, and higher energy requirements to run their double AC systems.  Some people want an end unit, and nothing else.  If that's you, you could probably stop here.

The 02, 03, 04, and 05 condos have nearly identical floor plans except that the 02 and 05 units have larger kitchens.  They’re a little darker than the end units but still have balconies on both ends.  The living room, den, and all 3 bedrooms have a sliding glass door to a balcony.

All of these condos have private garages - this one has a rare oversized two car garage available in only 2 units of each building.

They all have private elevator lobbies that open directly to the home.  They’ve all got the same weather as Sanibel – you can see that barrier island, which is so conveniently placed between us and hurricane storm surge - but living here costs far less than half as much.

Cape Coral is a laid back, low cost, low crime, low stress place where you can live in shorts and flip flops 365 days of the year.  Tarpon Landings is one of the most prestigious addresses, and there are 5 restaurants with bars in walking distance, with maybe 80 restaurants and 4 grocery stores within 5 miles.

So, what makes this condo special among up to 20 current listings? 

One thing is the realistic price intended to motivate a quick sale and to allow the new owner to redecorate if they choose and still save a quarter million dollars or more compared to other condos. 

Another is the rare oversized two car garage, with an extra six feet of width.
